Raumwerk Commercial is a fictional commercial real estate agency in Frankfurt that finds offices, retail units and logistics space for companies from 10 to 1,000 people. The demo shows how a commercial broker can win trust before the first phone call – by helping the visitor answer the hardest question of any office search: “How much space do we actually need, and what will it cost?”

The problem this website solves

Commercial leasing is slow, complicated and full of jargon. Decision makers – founders, CFOs, heads of HR – do not want a catalogue of buildings. They want a clear estimate, a shortlist and a broker who understands hybrid work. Most broker websites hide behind “contact us for details”. This design puts a useful tool on the page, so the first interaction already delivers value and the visitor leaves their details willingly.

Key features in detail

1. Office space calculator for hybrid teams

The visitor enters the number of employees (5–500), chooses a work model – everyone in the office (1 desk each), hybrid with three days a week (0.7 desks) or mostly remote (0.4 desks) – picks a location such as Bankenviertel (€42 per m²), Westend (€31), Ostend (€24) or Niederrad (€17) and decides whether extra meeting and focus rooms are needed. The calculator applies a rule of thumb of about 12 m² per desk including meeting space and kitchen and adds estimated service charges of about €5.50 per m². With the default values – 60 employees, hybrid work, Ostend – it shows roughly 580 m² and an estimated monthly cost of about €17,100, or around €285 per employee. A CFO can see in seconds why hybrid work changes the maths, and a call-to-action button leads directly to “Start my search”.

2. Current listings across office, retail and logistics

Six example listings show the range of a modern commercial agency: a 1,200 m² skyline office in the Bankenviertel (€42 / m²), a restored villa in the Westend with garden and 12 parking spaces (€31 / m²), a 2,400 m² loft in a former factory in Ostend (€24 / m²), flexible offices with 10–40 desks from €490 per desk, a 180 m² shop front on the Zeil (€165 / m²) and an 8,500 m² logistics warehouse near the airport with 12 dock doors (€7.20 / m²). Availability badges such as “Now”, “From Q1” and “From Q2” tell the visitor immediately what is realistic.

3. Site-visit and consultation booking

The booking form distinguishes between a free 45-minute search consultation, a 60-minute site visit, a lease review for existing contracts and a landlord consultation for letting. Visitors specify the space type (office, retail, logistics or flexible), company, planned move date and requirements. After submitting they receive an on-screen confirmation with a reference number and a promise of a shortlist with floor plans before the first visit.

4. Brokers, reviews and a transparent FAQ

Four brokers are introduced with their specialities and languages – offices, tenant representation for tech companies, logistics, and retail. Client reviews carry a 4.8 / 5 score and concrete outcomes such as “a shortlist in two days, a signed lease in five weeks”. The FAQ answers what tenants really ask: that tenants pay no fee because the landlord does, how long leases run, what a fit-out contribution is, and whether an old office can be sublet.

Design choices that signal professionalism

  • Sharp, square-cornered design with a strong indigo accent and condensed headings – serious, modern and corporate.
  • Numbers in the hero – 420,000 m² let since 2015, 0% fee for tenants, 6 weeks average search – so the value proposition is understood in three seconds.
  • Mobile-first and GDPR-ready – every form includes a consent statement and works smoothly on phones.
  • Live opening status with transit information, so visitors can see at a glance how to reach the office.

Who it is for

Commercial real estate brokers, tenant-representation firms, coworking and flexible-office operators, logistics and retail leasing agents, and property consultants who want to attract business tenants rather than general browsers.
